First-time Homebuyers

Buying your first-home can be intimidating and stressful. Let us guide you through the process. We can help you qualify for a mortgage and access $20-$40k in down-payment assistance. 

Pre-qualification

The first step in the home buying process is qualifying for a mortgage. Between Federal and State programs it is easier than you think. A credit score of 620 and a household income of $60,000 can qualify you.

Home Search

Only new construction homes under $450,000 qualify for $20,000 in down payment assistance from the Utah Housing Program. The best priced homes typically sell while they are still under construction. The houses that make it onto online platforms are typically the highest priced. Our relationships with local builders helps you secure the best deals before they get scooped up by someone else.

Making an Offer

You will need a Buyer Broker Agreement authorizing your real estate agent to negotiate on your behalf, a Real Estate Purchase Contract stating how much you are offering to pay and how much time you are requesting for due diligence, a Pre-approval letter from a lender stating you qualify for the purchase amount, and a refundable $2-$5k Earnest Money Deposit to reserve the house you want to buy.

Due Diligence

A Real Estate Purchase Contract lays out a timeline for getting an inspection of the home's condition, an appraisal to determine the house's value, and securing financing to cover the purchase price. If an issue arises with any of these steps you are entitled to cancel the contract and receive a full refund of your Earnest Money deposit.

Closing

This is when you pay your down payment and sign paperwork on both the purchase and the loan. Your lender will fund the purchase, the county will record your name(s) on the title and then you get the keys to your new home!

Moving Preparations

A new home typically requires a few things before it is livable. Some builders include blinds and appliances but most do not. While you should order your blinds at least two weeks before your closing date you won't be allowed to have them installed until after you close. Our team has relationships with trustworthy vendors we can recommend to help save you time and money. You also need to set up utilities and request trash cans from the city, this can also be done in advance once you know your closing date and have a received a closing disclosure.
